A villa makes the most sense when you are travelling as a group and want your own space rather than several separate hotel rooms.
Tulum has everything from smaller four-bedroom homes to large estates for groups of 20 or more. Some are close to restaurants and town, others are tucked away in quieter residential areas, and a smaller number sit directly on or close to the beach.
The biggest differences are usually location, number of bedrooms, outdoor space and level of service. Some villas come with daily housekeeping and full-time staff, while others are more private and only include the basics. Private chefs, bartenders, extra housekeeping and other services can normally be added if they are not already included.
Prices are quoted for the whole property rather than per person. For larger groups, that can make a villa a better option than booking several hotel rooms, especially when you also want a private pool, kitchen and common areas where everyone can stay together.
Minimum stays vary by property and time of year. Around Christmas, New Year and January festival season, villas often require longer stays and the best options tend to book much earlier.

A more planned and residential part of Tulum, with modern villas and apartments, paved streets and restaurants, cafes and shops nearby. It sits between downtown and the beach, so it works well if you want a quieter base without feeling too far from either.

It has more character than Aldea Zamá and works especially well for groups that want a private house but still want places to eat and drink nearby.
