Palacio Papaya Tulum: A Private Group Villa for 20

This private seven-bedroom villa sleeps up to 20 guests behind one gate on the southern edge of La Veleta. Its multi-level layout combines open-air living spaces with floor-to-ceiling glass doors, jungle greenery and several areas where a group can gather. The sunken main lounge opens directly onto the garden pool. Daily housekeeping, concierge assistance and a night security guard from 7 pm to 7 am are included.

Seven Bedrooms, Ten Beds and Ensuite Bathrooms

The primary suite has a king bed, a balcony, an ensuite bathroom and its own plunge pool. Three further bedrooms each have one king bed. Another bedroom has two queen beds, while the final two bedrooms have two double beds each. This gives the villa ten beds across seven bedrooms, with air conditioning and an ensuite bathroom in every room. The property has 7.5 bathrooms in total.

Two Main Pools, Pickleball and a Rooftop Yoga Palapa

The ground-level garden pool connects directly to the main living area and has space for poolside lounging. A second pool sits on the rooftop beside daybeds, a bar and a lounge. The primary suite adds a separate private plunge pool. The roof also has a yoga palapa, with 30 yoga mats available on request. The property includes a private pickleball court, a fire pit and a smart Bluetooth projector with an integrated speaker. These spaces support yoga sessions, movie nights, presentations and private group events.

An Open Kitchen, Dining for 14 and Private Chef Add-Ons

The open kitchen is fully equipped with modern appliances for self-catered stays. Its dining table seats 14 guests, and the outdoor area adds a BBQ and further dining space. A private chef is not included, but chef service, tailored meals, mixologists and grocery stocking can be arranged at extra cost. We can also coordinate dining, wellness sessions, local activities and other in-villa services before or during the stay.

Work Space, Laundry, Parking and Overnight Security

Wi-Fi covers the property, and a common area provides a dedicated workspace. The projector can support presentations as well as films, while the rooftop lounge gives groups another place to meet. A washer and dryer are available for longer stays. Three private parking spaces are provided. Outdoor security cameras supplement the overnight guard, who is present from 7 pm until 7 am. Self check-in is available, and guests can use all amenities and common areas during their stay.

La Veleta Living with Driving Access to the Beach

The villa sits in a jungle residential setting on the southern edge of La Veleta, close to Region 15. It is near the Holistika Art Walk and has driving access to Downtown Tulum, Aldea Zama and the coast. Tulum Beach is approximately 3.8 to 5 kilometres away, so this is not a beachfront stay. Restaurants, shops and bars are found across the wider La Veleta area, while the accommodation remains private and self-contained.
