Casa Don Rey Tulum: A Private Villa Built for Group Stays

This private mansion places resort-scale facilities inside one gated property in Aldea Zama. It has 10 bedrooms, 15 beds, 10.5 bathrooms plus another half-bath, and space for up to 26 overnight guests. Your group has exclusive use of the bedrooms, pools, rooftop terrace, heated jacuzzi, movie theater, wine cellar, nightclub and outdoor areas. Eligible facilities within the gated community are also available. Controlled access and 24-hour security cover the property throughout the stay.

Ten Bedrooms Arranged Around the Pool and Terraces

The first two bedrooms each have a king bed, an en-suite bathroom with a bathtub, a terrace and direct pool access. Bedrooms three to seven have king beds, en-suite bathrooms and balconies. Bedrooms eight and nine each provide a queen bed, an en-suite bathroom, a terrace and direct pool access. The tenth bedroom combines two king beds with two single bunk beds and has its own bathroom. Every bedroom has air conditioning, allowing a large group to stay together while retaining separate sleeping spaces.

Two Pools, a 16-Person Jacuzzi and Rooftop Firepit

The main pool is built around an underwater Buddha feature. A second pool sits on the rooftop beside a 360-degree terrace and firepit. The heated jacuzzi holds up to 16 people. Outdoor facilities also include two sunken living areas, a cabana lounge, sun loungers and a shower. An outdoor dining area, grill and full bar support meals and drinks beside the pool. A backup generator and fiber-optic Wi-Fi serve the property.

A Nightclub, Movie Theater and Climate-Controlled Wine Cellar

Evening facilities are contained within the villa. The indoor nightclub gives private groups a dedicated party space, while the movie theater has stadium-style seating. A climate-controlled wine cellar provides another separate room for gatherings. The rooftop firepit offers an open-air alternative with views in every direction. Nightclub use involving additional visitors can require an event fee and remains subject to house rules.

Private Dining with a Chef, Butler and Daily Housekeeping

Private chef service and the chef’s working time are included. Groceries, ingredients, breakfast, lunch, dinner and special menus are priced separately according to the menu selected by your group. Outside catering is not permitted, so all food served inside the villa must be coordinated with the property’s chef. Grocery delivery can be arranged before or during the stay. The outdoor dining area and grill provide options for serving group meals.

A personal butler, in-house concierge and daily housekeeping are also included. A pool and maintenance assistant looks after the main facilities, while the house manager and on-site staff assist with requests at the property. Guests have direct support from the sales, operations and concierge teams before check-in and throughout the stay. This setup makes the villa a good fit for celebrations and organised group trips, but not for travellers seeking a small self-catered home or unrestricted outside catering.

Wedding Spaces for Ceremonies, Dinners and Parties

Weddings and private events can use the pools, 360-degree rooftop terrace, firepit and indoor nightclub as separate settings. The property can receive up to 150 day guests for a wedding or celebration, while overnight occupancy remains limited to 26. A professional wedding planner can help assign spaces for the ceremony, dinner and party. Events with guests beyond the overnight group may incur separate event fees. Wellness, Yacht Days and Tulum Plans Through the Concierge

The concierge can arrange massages, private yoga and other wellness sessions at the villa. IV therapy and recovery treatments are also available as arranged services. Groups can request yacht charters, local tours, excursions and private drivers. Restaurant, nightlife, day club and beach club reservations can also be coordinated. These services are available on request and carry an additional charge.

A Gated Aldea Zama Base Six Minutes from the Beach

The villa is in a controlled-access community in Aldea Zama, about six minutes from the beach by vehicle. The neighbourhood has bike paths, a central park and a commercial area close to the property. Downtown and the Hotel Zone are accessible from this central residential base. Public transport within Tulum’s residential areas is limited, so a private vehicle or taxi is the practical way to move between the villa, town and beach.

Parking is available. The concierge can arrange transfers from Tulum International Airport or Cancún International Airport, along with private drivers for daily outings. Guests can also organise restaurant visits, beach days and excursions through the same team. Pets are welcome at the property.

Rates start from USD 2,900 per night and vary with the season and group size. The minimum stay is two nights.
