Casa Aviv Tulum: A CO-LAB Design Villa

Casa Aviv is a four-bedroom private villa in the gated Aldea Zama community, sleeping up to eight guests across 330 square metres. It was designed and built by CO-LAB Design Office, completed in 2020, and featured in Architectural Digest in May 2021. The house is composed of two parallel concrete volumes oriented east to west, a layout chosen to draw the coastal cross-breeze through the interior. The result is a quiet, minimalist residence built around privacy, natural light and the movement between indoors and outdoors.

Bedrooms, Living Space and Materials

The ground floor holds the open-plan kitchen and dining area, a double-height living room, and two bedrooms including the primary suite. That master suite has a private patio with direct pool access. Floor-to-ceiling pivoting glass doors fold the living space open to the garden and the pool, so the social area and the water read as one continuous room. Upstairs, two more bedrooms are joined by an elevated bridge that sits under a north-facing skylight.

The finishes are consistent throughout: hand-polished warm grey cement walls, black terrazzo floors and charred cedar wood carpentry. The furniture and light fixtures were also designed by CO-LAB and made in their own workshop alongside local artisans. Every bedroom has air conditioning, an en-suite bathroom and a walk-in shower. The kitchen is fully equipped and the dining table seats up to ten.

The Pool, Rooftop and Cold Plunge

A private swimming pool runs off the living room, reachable straight from both the social spaces and the master suite. Outdoor lounge areas sit around the garden and the water. Above the house, a rooftop terrace is planted and set up as a lounge, with a cold plunge for a break from the Tulum heat. Between the pool, the plunge and the open living space, the villa keeps its focus on being outside without leaving the property.

Concierge, Housekeeping and What's Included

Daily housekeeping and concierge service come with the stay, and the gated community is secured around the clock. High-speed WiFi, a dedicated workspace, a sound system and smart digital locks are all in place, with a washer and dryer available on request. Check-in is self-service through a keypad. Private events are possible but require prior approval and a signed agreement.

Aldea Zama Setting and Getting Around

Aldea Zama is Tulum's most established residential enclave, sitting between the town and the beach. The villa is inside Aldea Premium, a gated pocket within it, on tree-lined streets with bike paths and a dining and cafe scene within walking distance. Tulum Beach is roughly a 15-minute drive, and downtown is close as well.
