Casa Luna Tulum, a 12-bedroom mansion for 40 guests

This private mansion sleeps up to 40 guests across 12 bedrooms and 15 bathrooms. It stands in a secured, gated community in La Veleta, with 24-hour surveillance and on-site staff. The design uses double-height spaces, full-height glass, natural stone and dark wood. Large sliding doors connect the main living and dining area with the garden and central pool.

The property combines accommodation, wellness and entertainment within one private estate. Outside, the main pool has a waterfall, swim-up bar and surrounding terraces. Inside, the facilities include a gym, cold plunge, sauna, steam room, movie room and golf simulator. A lower-level nightclub allows the group to continue an evening without leaving the property. An elevator links the main floors, and a private office provides space for remote work.

Twelve bedrooms with layouts for couples and shared rooms

Two master suites anchor the bedroom plan. Each has a king bed and walk-in closet, while the master areas also have private jacuzzis. Bedrooms three and four have queen beds, with a walk-in closet in bedroom four. Bedroom six has a king bed. Bedrooms seven through twelve each contain two double beds, providing shared accommodation for larger groups.

Bedroom five has the highest sleeping capacity, with two double beds, two single beds and a pull-out bed. Across the property, the suites use contemporary finishes, custom storage and en-suite bathrooms. Some rooms open toward gardens or private terraces. The mix of king, queen, double and single beds lets organisers separate couples, friends and family members. The villa can therefore house multiple groups without placing everyone in the same type of room.

A waterfall pool, three jacuzzis and a full wellness floor

The outdoor area centres on a large swimming pool with an architectural waterfall and swim-up bar. Sun terraces, shaded seating and outdoor dining areas sit around the pool and landscaped garden. There are three jacuzzis in total: one large shared jacuzzi and two connected with the master suites. The wellness facilities include an indoor gym, sauna, steam room and cold plunge. An open-air yoga deck sits above the surrounding trees and can be used for movement or meditation. These are private facilities for the group occupying the house.

A soundproof nightclub and entertainment rooms downstairs

The lower level contains a soundproof private nightclub and indoor event space. It has a full bar, professional DJ booth, high-power sound system, LED dance floor, lounge areas and a pool table. This gives groups a dedicated place for birthdays, wedding events and private parties without converting the main living spaces. A separate room works as both a movie theater and a golf simulator, allowing guests to screen films or play digital versions of major courses. The property can also support retreats, corporate groups and private events that need several activity spaces under one roof.

Private chef service, a butler and daily housekeeping

Staffed service is part of the stay. A private chef prepares custom breakfast and dinner menus based on the group’s preferences, while a butler assists on site throughout the day. Daily housekeeping covers the bedrooms and shared areas. A dedicated concierge and trip designer coordinate the wider stay, including transport, restaurant plans, beach club access and private experiences. Security operates around the clock within the gated community.

With room for 40 people, shared entertainment spaces and an included service team, this is a strong choice for large celebrations, family gatherings, retreats and group trips. Families are welcome, and the varied bed layouts help when adults and children need different arrangements. The private nightclub also makes it relevant for bachelor or bachelorette stays and birthday groups. Couples and small parties will be paying for facilities designed around a much larger group, so they should look for a smaller villa.

November through March brings Tulum’s drier, cooler and busier period. Demand and rates are strongest from December 15 through January 15, when stricter minimum stays can apply. May through August is warmer and can offer more flexibility for group dates. September and October are quieter but more sensitive to tropical weather. The right period depends on whether the group values drier conditions, nightlife, privacy or greater date flexibility.

Rates, airport travel and how to enquire

Starting rates for the full mansion have ranged from $7,500 to $10,000 USD per night. The final rate depends on the dates, group requirements and planned experiences. Standard check-in begins at 3:00 pm, and check-out is at 11:00 am. Tulum International Airport is about 45 minutes away, while Cancún International Airport is around one hour and 35 minutes away; traffic and road conditions can change both journeys.
