Inside Hacienda Babylon Tulum
Hacienda Babylon is a private nine-bedroom estate in Region 15. It sleeps up to 20 guests and is rented to one group at a time. Three buildings form a U around a 14-metre courtyard pool. Chukum finishes, pale local stone, exposed wooden beams and stone pillars connect the modern layout to regional building traditions. The property also operates as a venue for retreats, weddings, photo shoots and private celebrations.
Nine Bedrooms, Each With Its Own Plunge Pool
Every bedroom has air conditioning, an en-suite bathroom, a safe, Wi-Fi, a private terrace and its own plunge pool. Seven standard rooms have a king bed, while one room has two queen beds for up to four people. The master suite has a king bed and a separate living area. Some beds can also be arranged as twins. The nine plunge pools vary in layout, with walled spaces, shade sails and a hammock suspended over one pool.
Bathrooms use stone basins and walk-in showers. Several connect visually or directly to planted areas, creating a partly outdoor feel while remaining protected from the weather. The master bathroom adds a bathtub, shower and dual vanity. Toiletries and hairdryers are supplied. All bedrooms also have ceiling fans and window screens.
The Courtyard Pool and Shared Living Spaces
The 14-metre main pool runs through the centre of the courtyard, bringing the total number of pools to ten. Sun loungers, umbrellas and shaded seating line its sides, while bedrooms open toward the water. Exterior lighting illuminates the colonnade after dark. Beach towels, hammocks, an outdoor shower and several garden seating areas are also provided. A Bluetooth sound system covers the pool and common areas.
Inside, the double-height living room has a sunken lounge, smart television and a wall of black-framed glass facing the courtyard. The dining room centres on a long table that can seat between 14 and 22 guests. A covered colonnade adds more cushioned seating beside the pool. There is also a bar and lounge, a cocktail deck, covered outdoor dining and an open fireplace. The game room has a pool table, arcade machine and board games.
A Kitchen Built for Group Meals and Events
The open kitchen is equipped for large group meals and events of up to 100 guests. It has an island with bar stools, a pantry, coffee station, dishwasher, blender, food processor, toaster, cappuccino machine, coffee grinder and pizza oven. A barbecue and grill are available outside. Private chef service, grocery shopping, bartenders and waiters can be arranged for an extra charge. Groceries are not included with chef service.
Gym, Yoga Room and Wood-Fired Temazcal
A glass-walled gym faces the surrounding jungle and includes CrossFit-style equipment. Children are not permitted inside the gym. The separate yoga room has mats, columns and trees growing through the structure, and private yoga or fitness classes can be arranged. A firepit with chairs sits farther into the garden. The property also has a traditional wood-fired temazcal rather than a conventional spa.
A wellness temazcal setup costs US$100 and requires at least 48 hours of notice. All overnight guests can participate in the same session. A fuller spiritual ceremony with a facilitator can also be arranged for an additional quoted charge. The garden, yoga space and temazcal allow a group to plan wellness time without leaving the estate. Diving instruction, cenote tours and kitesurf lessons can be organised separately.
Housekeeping, Concierge and Practical Details
Daily housekeeping, gardening and concierge service are included. Staff can also operate the washer and dryer for an additional charge. Starlink Wi-Fi covers the property, and a generator is installed. Private parking is available both inside and in front of the estate, while bikes are provided for local journeys.
Dirt-Road Access Between Town and the Beach
The villa sits in a jungle part of Region 15 and is reached by dirt roads. Tulum Centro, restaurants, bars and the nearest large grocery store are about a 10-minute drive away. The nearest beach is around 12 minutes by car, so this is not a beachfront stay. Tulum International Airport is 43.5 kilometres away and usually takes at least 40 minutes. Cancún International Airport is 123 kilometres away, with a typical drive of around 90 minutes. Airport transfers and local shuttles can be arranged.
Group Rules, Quiet Hours and Private Events
The estate is non-smoking and outside guests require prior owner approval. Loud music must stop at 11pm, and external sound systems are not allowed because the installed Bluetooth system is the only permitted setup. Day visitors can be approved through a paid day pass. Weddings and other events are accepted with extra charges for up to 100 guests. The kitchen, dining areas, courtyard and garden can support seated gatherings and private celebrations.
Check-in is at 4pm and check-out is at 10am. Stays have a minimum length of five nights. Rates start at approximately US$2,250 per night before applicable charges. A 5% lodging tax and 16% government tax apply, along with the listed damage cover and security requirements. Event charges, staff services and groceries are separate from the accommodation rate.
