16 Tulum: an eight-bedroom private villa for groups

This private La Veleta villa accommodates up to 18 guests in eight independent suites. It covers more than 12,000 square feet of indoor and outdoor living spacet. A 60-foot infinity pool forms the centre of the property, with tropical gardens and shared lounge areas around it.

The minimalist design places bedrooms around open-air social spaces. Five suites are on the ground floor and have private entrances and gardens, while three upper-floor suites have private terraces. The layout gives a large group shared dining and pool areas without removing privacy from individual rooms. Air conditioning is fitted in every bedroom and in the cinema. A power generator and property-wide sound system support the larger group and event setup.

Eight king suites with private outdoor space

The villa has eight king bedrooms and ten beds in total. The primary suite contains one king bed and two single beds, with a private patio and an ensuite bathroom with a double rain shower. The other seven bedrooms each have a king bed and an ensuite bathroom. Some king beds can be arranged as two single beds. Every suite also has a private entrance and an outdoor feature, such as a terrace, plunge pool or open-air shower.

Four ground-floor suites have private plunge pools. Other rooms add patios, garden areas, open-sky showers or a combination of indoor and outdoor showers. All bedrooms include air conditioning, Wi-Fi, a safe, organic toiletries and a hairdryer. Two baby cribs and a high chair are available for groups travelling with young children.

The infinity pool, cinema and rooftop lounge

The central infinity pool measures 60 feet, or about 18 metres, and is surrounded by tropical planting and lounge space. It is private, unheated, available throughout the year and open 24 hours for resident guests. A separate outdoor jacuzzi sits within the shared pool area. The rooftop has a fire pit lounge under the open sky. These spaces connect directly with the villa’s open-air dining and gathering areas.

The integrated audio system extends across the property, pool area and gardens, although event sound rules still apply. There is also a bar lounge and a bar set up for professional service. The kitchen includes an oven, stove, microwave, refrigerator, coffee machine, blender, toaster, water purifier and cooking equipment. Gas and charcoal barbecues are also available.

Daily staff and optional concierge services

The stay includes daily housekeeping, an on-site caretaker, overnight security from 7:00 PM to 7:00 AM and dedicated concierge support. Optional laundry service can be arranged, and the villa also has a washing machine and dryer. Reverse-osmosis drinking water is provided. Bathroom products are refillable and organic, and the property avoids single-use plastics. A doorman, security system, smoke detector, fire extinguisher, first-aid kit and bedroom safes are part of the security setup.

The concierge can arrange private drivers, airport transfers, yacht days, beach club visits, wellness sessions and spa services. Private chefs, bartenders, mixologists and approved DJs are also available. These additions are arranged separately and billed independently.

Private chefs, fixed menus and grocery pre-stocking

Private chef service can be booked for breakfast, brunch, lunch or dinner. Per-meal service uses fixed menus and includes the ingredients, preparation, service and cleaning. A full-day chef can instead create menus around the group’s schedule, dietary needs and celebration plans. Ingredients for full-day service are charged separately. This option allows the chef to adjust sourcing and menus during the stay.

Grocery pre-stocking is available at the cost of the ingredients plus a 20% shopping and sourcing fee. Additional drink services include private bartenders, open-bar packages, cocktail pairings and aperitivo service with small bites. Mezcal, tequila, wine and spirits tastings can also be arranged.

A group base for retreats, celebrations and weddings

The event space can host birthdays, bachelorette trips, wellness retreats, corporate gatherings, photo shoots and intimate weddings. Events involving visitors who are not staying at the villa, external vendors, DJs or amplified sound require prior approval. An additional event fee and a separate event agreement apply. The agreement sets the rules for staffing, sound and authorised vendors. Quiet hours run from 11:00 PM to 8:00 AM, and outside sound systems or unauthorised DJs are not permitted.

La Veleta location with paved access to the beach road

The property is in a private residential part of La Veleta, with paved road access for arrivals and departures. Cafés, restaurants, boutiques and daily essentials are within walking distance. The town centre is approximately one kilometre from the villa. Parking is available in a lot and on the street.

The beach zone is about 3.1 miles, or five kilometres, away. Driving to the coastline and its beach clubs takes around ten minutes, depending on traffic. Private drivers, beach club visits and airport transfers can be arranged through the concierge for an additional charge.

Rates, payment terms and how to reserve the villa

Whole-villa rates are listed from $1,200 per night and vary with the stay dates. A 50% deposit is due when the reservation is made, followed by the remaining balance 45 days before arrival. Payments are non-refundable. A refundable security deposit is also due and is returned after checkout, subject to inspection.

Standard check-in is at 5:00 PM, and checkout is at 10:00 AM. Credit cards are accepted, and the property has 24-hour access arrangements.
