Casa Boko Tulum: an architectural villa for group stays

This private rental in Aldea Zama has six en-suite bedrooms and sleeps up to 16 guests. The award-winning minimalist building covers 570 square metres on a 360-square-metre lot. Floor-to-ceiling windows connect its main social spaces with the surrounding greenery. The layout includes two living areas, an open kitchen, a glass-walled event room and a rooftop terrace. Guests have access to the full property, which is managed by Loco Luxury.

Six en-suite bedrooms with eight beds

The eight beds are divided among six air-conditioned bedrooms. The first two suites each have a king bed, an en-suite bathroom and a soaking tub. Bedrooms three and four each have a king bed and a private bathroom. Bedrooms five and six each contain two queen beds and have their own bathrooms. Every bedroom also has a desk, closet and Smart TV. There are seven bathrooms across the property, with rain showers and tempered-glass shower doors.

Daily housekeeping and dedicated concierge service are included. Wi-Fi, ceiling fans, indirect lighting and a laundry area support longer group stays. The bedrooms provide private space away from the main gathering areas. Garage parking is available for one vehicle, and a street security booth serves the area at night.

A soundproof event room for private gatherings

The dedicated event room has floor-to-ceiling glass walls, an indoor bar and an integrated sound system. It connects with the open kitchen and the other social areas. The main dining table seats up to 14 guests, which is two fewer than the villa’s sleeping capacity. Indoor and outdoor dining areas provide several places for meals, meetings and celebrations. Two separate living areas give the group more room to gather without using the bedrooms.

Private events, commercial shoots and amplified music require approval. Capacity, fees, music limits, operating hours and outside-vendor arrangements are agreed before the event. The setup can accommodate birthdays, bachelor and bachelorette trips, corporate retreats and private celebrations. It can also be used for family gatherings and trips with friends. Event plans should be shared with the concierge before booking.

Rooftop infinity pool, bar and barbecue terrace

The rooftop is arranged around infinity pool with views across the surrounding area. It also has a bar, lounge seating and an outdoor dining space with a barbecue. These facilities form a second gathering area away from the indoor event room. The pool and terrace are part of the private property available to staying guests. The rooftop works for group meals, drinks and time by the water.

The open kitchen is fully equipped for self-catered stays. A private chef, mixologist and pre-arrival grocery stocking can be arranged for an additional fee. In-villa massages and yoga classes are also available as paid additions.

Aldea Zama access for beach days and downtown plans

The villa is in Aldea Zama, a residential area between Tulum’s beach strip and downtown. Tulum Beach is approximately 10 minutes away by car, while downtown Tulum is about a 5-minute drive. Tulum Airport is around 35 minutes away by car. The property is not beachfront, so transport is needed for beach visits. Its location keeps restaurants, beach clubs, nightlife and wellness experiences within driving distance.

With six suites, two living areas and separate indoor and rooftop gathering zones, this is a practical choice for groups that plan to spend time together at the property. It suits family trips, retreats, celebrations and groups of friends.
