Hacienda Medina Tulum: A 12-Bedroom Beachfront Estate

This private beachfront estate sleeps 24 guests across 12 air-conditioned bedrooms and 13 beds. Traditional Mexican hacienda details and Mayan-inspired forms sit alongside floor-to-ceiling glass and double-height ceilings. The building has two mirrored wings arranged around a 25-metre oceanfront pool. Each wing has its own kitchen, dining room, living room and rooftop grill terrace. Guests have exclusive use of the property, including the beach deck, pool and indoor gathering spaces.

Twelve En-Suite Bedrooms Across Two Mirrored Wings

All 12 bedrooms have an en-suite bathroom, air conditioning and a safe. Most rooms have king beds, while one room has two single beds, bringing the total to 13 beds. Four suites add private jacuzzis, and several rooms look towards the ocean. The estate can be reserved as a complete 12-bedroom property or divided into smaller standalone beachfront villas.

Shared spaces repeat across both sides of the building. There are two fully equipped kitchens, two dining rooms, two living rooms and two TV break rooms. The dining areas seat 18 guests, while indoor and outdoor spaces provide further places for the full group to gather. High-speed WiFi and a Bluetooth sound system support work, music and group events. The mirrored layout also lets smaller parts of the group use separate living areas without leaving the estate.

A 25-Metre Pool, Private Cove and Cliffside Yoga Deck

The 25-metre private pool runs through the centre of the property beside the Caribbean coast. It is open around the clock and faces the beachfront deck and lounge area. Guests have direct access to a private beach cove, although seaweed and water conditions change by day and season. Four suites have private jacuzzis for smaller groups away from the main pool. A cliffside platform provides panoramic sea views and space for yoga, meditation and wellness sessions.

Private Chef, Butler and Daily Housekeeping Included

The stay includes a private chef, butler, dedicated concierge, daily housekeeping and night security. Two equipped kitchens support meals for the whole group, and food arrangements can be planned around each stay. Hotel Zone Access and Tulum’s Changing Seasons

The villa occupies a beachfront cove in Tulum’s Hotel Zone, close to the coast’s beach clubs and restaurants. Downtown Tulum is around a 15-minute drive away. Tulum International Airport is approximately 50 minutes away, while Cancún International Airport takes about 1 hour and 45 minutes. Journey times vary with traffic and road conditions, and the concierge can arrange airport transfers for guests arriving at different times.

November through April is generally drier and cooler. The period from December 15 to January 15 has the highest demand, stronger rates and stricter minimum stays. May through August is warmer and can offer more flexibility, while September and October are quieter and more weather-sensitive. Beach conditions also change with the season, and the private cove does not guarantee clear water during sargassum periods.

Hacienda Medina stays start from $2,900 per night, with the final rate shaped by season, dates and the planned use of the estate. A $2,500 security deposit applies.
