This private Region 8 estate has eight bedrooms and space for up to 18 overnight guests. Its 10,763 square feet of interior space sits within 25,295 square feet of grounds. The rooms and shared areas are divided among four separate buildings, creating places to gather without putting every guest under one roof. Australian chef and hotelier Vincent Rae created the property as a private home with staffed hospitality. Groups can reserve a five-bedroom residence for up to 10 guests or the full eight-bedroom estate for up to 18.

Eight ensuite bedrooms spread across four buildings

The full estate has seven rooms with king beds and one room with two single bunk beds. Every bedroom has an ensuite bathroom. The master suite also has a private terrace and access to its own upper-level plunge pool. Separating the rooms across several buildings gives guests more space between shared meals and activities. The bunk room provides a practical sleeping arrangement for children or other guests who do not need a king bed.

The central salon contains a 200-year-old grand piano and a handcrafted cocktail bar. Natural stone, artisan woodwork and velvet details feature in the interiors, while floor-to-ceiling glass faces the tropical gardens. The chef’s kitchen has a wine fridge, espresso machine and equipment for group dining. The property also has air conditioning, Wi-Fi and a smart sound system.

Private chef service and outdoor group dining

A private in-house chef is included and available for 12 hours each day. Meals are cooked to order for the group, with menus adapted to dietary needs, tastes and the reason for the stay. The covered outdoor dining pavilion is served by a BBQ, grill and pizza oven. There is also a cabana bar and a cocktail bar inside the main salon.

Daily housekeeping, concierge service and round-the-clock security are included with the stay. The concierge can arrange restaurant reservations, excursions, cenote visits, beach clubs and wellness plans. A dedicated host and butler can be requested for more hands-on service during the visit. The grounds have two swimming pools. The main ground-level pool is 18 metres long and is bordered by loungers, a sun deck and a shaded cabana. An upper-level plunge pool looks across the tree canopy and connects to the master suite’s private terrace. The separate spa area contains a two-person dry sauna, a cold plunge and a massage room for treatments arranged at the villa.

A private pickleball court and equipment are available on the grounds. The event pavilion, outdoor bar and covered dining spaces support celebrations and organised gatherings. Overnight stays remain capped at 18 guests, while hosted events can accommodate up to 100 people. Noise restrictions begin at midnight, so late events need to work within that limit.

Region 8 location between the beach and Tulum town

The villa sits in the Kukulkan part of Region 8, surrounded by tropical gardens rather than directly on the coast. The beach is about 2.2 kilometres away, and Tulum town is about 5.2 kilometres from the property. It does not have direct beachfront access. Beaches, restaurants, cenotes and beach clubs can be reached from the estate, and the concierge can help organise visits. Street parking is available, while airport transfers from either Tulum or Cancún can be requested.
